The same sequence runs on every acquisition, so a lender always knows where a deal stands.

ARV from broker comps
After-repair value is built from recent (90-day) sales of comparable, already-renovated properties in the same area — not a projection.

Renovation estimate & quick filter
A per-square-foot rehab estimate (cosmetic through heavy rehab) filters a deal before a formal contractor bid is requested.

Contractor bid
Once a property clears initial underwriting, licensed contractors are asked for a written bid, typically with a 48–72 hour turnaround.

Documentation package
The closing package includes the LLC operating agreement, bank statements, a draw schedule, contractor information, permits, and insurance.

Milestone draws
Funds are requested as each renovation stage completes and released once a third-party inspection confirms the work.

Progress reporting
Photo and video updates are shared regularly through construction, so progress can be tracked without a site visit.
