Photos, video, and an itemized scope of work are sent out for bid; a written estimate is typically requested with a 48–72 hour turnaround.

Work doesn't start until the required local building permits are issued.

Photo and video updates every 2–3 days, plus site walk-throughs at key milestones — before walls are closed up and before final handoff.

Milestone-based payment
Draws are tied to completed, inspected stages of work rather than a single lump-sum payment.

Any change to the agreed scope is approved in writing before work proceeds — never verbal.

City inspections by trade are required before a project can close out and go to market.
